QualifyOnRent.com is a marketing and information website operated by Korbin Spangenthal (NMLS #2079029) on behalf of West Capital Lending, Inc. (NMLS #1566096, DRE #02022356), a licensed mortgage brokerage. The site is not itself a lender. The DSCR loans described here are business-purpose investment-property loans funded through West Capital Lending's wholesale lending partners.

Estimates are estimates
The calculators on this site produce rough estimates from figures you enter yourself. They are not appraisals, were not prepared by a licensed appraiser, and do not represent an available line amount. They run entirely in your browser and transmit nothing. Your actual available credit depends on verified property value, combined loan-to-value limits, credit profile, lien position, state and program guidelines.
DSCR qualifying
Qualifying on the property's rent is a documentation method, not a relaxation of underwriting and not a guarantee of approval. The rent a lender will use is established from a lease or an appraiser's market-rent analysis as the program requires, not from the figure you enter here; short-term rental income is considered only where a program allows it. The ratio each program requires, its loan-to-value limits, credit standards, reserve requirements and prepayment provisions are set by the lender and vary by program, property and state. DSCR loans are business-purpose loans secured by non-owner-occupied property and may not be used to finance a home you live in.
Accuracy and currency
Product guidelines change. Every effort is made to keep these pages current and each is dated, but guidelines may change between updates. Nothing here should be relied on as a statement of current terms without confirming directly. Where this site and a lender's current guidelines disagree, the lender's guidelines control.

The property is collateral
A DSCR loan is secured by the investment property. As with any loan secured by real property, failure to make required payments could result in the loss of the property, and where a loan is made to an entity a personal guarantee is commonly required.
